The 14.88 AC site includes frontage on NW 10th St and exposure on I-75. The site includes employment center land use and M-2 zoning which allows outdoor storage. The site is located in the city limits of Ocala and benefits from central water and sewer service available nearby. The billboards are located on the southerly portion of the site as well as the northwest corner of the site and are located in permanent easements with no income to the property owner. NW 37th Ave is proposed to extend from the current termination at NW 10th St through the southerly portion of the site and then along the east boundary and will require condemnation of a portion of the site (see Attached Documents). The site includes a temporary access easement from the north until the NW 37th Ave right of way is developed. Uses in the immediate area include Chariot Eagle (park model manufactured home factory), a building recently renovated for owner-occupancy by Hoseline (design/installation/repair of air conditioning systems for emergency vehicles), a Waste Pro recycling center, a two building industrial complex with rear surplus land for expansion (both 10,000 SF buildings currently occupied by a granite fabricator) and the Marion County Jail. There is additional land available for industrial development along NW 37th Ave which will benefit greatly from the future extension between SR 40 and US Hwy 27.
